Frequently Asked Questions
If you have other questions, please contact me!
Let’s chat and we can schedule it within the next couple of days! Bring your questions and I’ll bring mine. Let’s get that home listed!
First, I am an REALTOR with Berkshire Hathaway HomeServices Elite Real Estate. We are the number one brokerage in Utah County and one of the top in the state! We have years of experience and know how to market your home.
Second, our company is a nationwide brand. We, unlike other brokerages, list our listings across the nation so out-of-state buyers see our listed homes easily.
Third, our brokerage has close ties to China, where many real estate investors come from here in Utah.
While I am Utah County based and serve Salt Lake County often, I am more than happy to help you find a home anywhere. And if it’s a little too far for me to know the area well, I have connections to other amazing REALTORS that can help you anywhere in Utah!
If you have no preferred lender, I have a couple that I enjoy working with on my team and would be happy to make that introduction.
Honestly? Today!
I’d love to be able to meet with you face-to-face but if that’s not possible, we can do a video chat or talk on the phone.
I’m going to want to know what your ideal home looks like and where it is located so we can start narrowing down our search.
Call or text me and let’s get started!
I love giving back to our community! If my client chooses, I donate a portion of the sale price to a nonprofit of my client’s choosing. It’s completely optional but I love being able to offer that option!
If my clients do not choose one, donations go to Primary Children’s Hospital each year.
I’ll be honest here. There are a lot of amazing REALTORs out there.
I think the most important thing for our relationship is communication and I can promise you we’ll have lots of communication. Whether you communicate best by call, text, email, video chat … we’ll do it. I’ll keep you informed throughout the whole process.
Right behind communication is the work. I’m in this business to get real estate sold. I’ll put in whatever work it takes to make sure we get you and the real estate sold. I’m not afraid of hard conversations and I’m not afraid to put in long hours negotiating and getting you what you want.
And the last thing, if I’m completely honest, is that I like getting along with people. I probably don’t know you but I already like you. If for some reason we aren’t a great fit, it’s okay. We won’t have to keep continuing to work together just because we signed an agreement. Like I mentioned, I’m here to get real estate sold and if we like each other and communicate, we’ll get it done!
It’s the dreaded talk, right? You really want to sell your home but you really hate the 6% brokerage fees. Trust me, I used to be right there with you. I couldn’t figure out why in the world brokerages needed SIX percent. That seemed high.
Well, first, 3% goes to the seller’s brokerage and 3% goes to the buyer’s brokerage.
Second, if you’ve chosen the right real estate agent, I can promise you they are working hard for you. Up until I got my license, I thought agents took pictures, put it online, and then sat back and waited until a different agent brought a buyer to the house and they liked it. Then both agents sign papers and it’s a done deal. I wish that was true.
You’re paying for the legal knowledge of the brokerages so the transfer of property all goes smoothly, as well as the transfer of a large amount of money. You’re paying to make sure contracts are filled out correctly so you don’t get sued. You’re paying for the hours that agents are working together to make sure sellers and buyers get what they’re looking for.
So if you’re looking for a brokerage that is going to offer you a discounted rate, I guarantee you that you will find one. But I can also guarantee that you get what you pay for. If you want a full-commissioned agent to sell or help you buy a property, and if you’ve chosen a word-working agent, you will get what you pay for – they will help you every step of the way, they fight for you and be everything you need them to be during the process.
So to answer your question, no, I do not offer discounted brokerage fees because I will put in 100% effort to help you through the process. It’s simply not in my nature to do any less.
When you contact me to help you buy a home, I will have us both sign a Buyer-Broker Agreement. It simply states that I am your agent. I will do all sorts of work for you and you’re agreeing to let me do that for you.
It is a standard form that all Utah real estate agents will have you fill out before you can put any offer on any property.
I have you sign it at the beginning of the process because I am 100% dedicated to you and by you signing as well, it shows your commitment to me.
Honestly, you can contact me any time of any day. If it’s after 10 pm or before 6 am, I probably won’t respond because hopefully I’m asleep. If I’m not, however, I’ll respond.
I usually check texts first because I can respond quickly to them. If you emailed me a form or something important, please call or text me to let me know so I can be sure to look for it!
Yes! My background is in social media marketing so I’ll be all over that.
My team also makes sure your home gets listed on major buyer platforms like Facebook and KSL.
Luxury homes are advertised in magazines and other national options.
I will hire a professional photographer to make sure your home looks amazing wherever it is shared!
First, it is important to declutter. Box everything up that you don’t need out right now. Think: trinkets, toys, and any extra items that are laying around. If you need help, I’ll stop by to help you decide what should and should not be left out. Boxes can be stored neatly in the garage or basement for showings. A photographer will be arriving at your house in the next day or two. If you need staging items like flowers and other decor, please let me know.
Second, depersonalize your home. Take down family photos and religious photos. We need buyers to walk through and be able to imagine themselves living in the home. If you need pictures to hang up, please let me know.
Third, let your family and friends know that you’re selling your home. There’s nothing better than selling your home to someone you know that will love your home as much as you have.
